The Community Relations Director is responsible for achieving maximum occupancy and total revenue potential of the community by attracting qualified prospects to the community (particularly those from professional outreach activity) and converting those prospects into residents.

Key Responsibilities:

• Analyzes the strengths and weaknesses of the community compared to competitors and develops appropriate action steps to effectively sell against the competition
• Identifies primary and secondary markets with appropriate sales strategies and tactics
• Ensures all lead sources are identified in the YARDI system
• Answers telephone inquiries, schedules visits, conducts tours and closes sales as per sales and marketing goals
• Gathers YARDI reports for analysis and interpretation (to identify solutions)
• Ensures inquiry forms are always available at the front desk.
• Ensures qualified leads are entered in YARDI
• Timely completion of 1/4/4 sales plans
• Regularly meets the sales standards
• Plans and coordinates two lead generating events each month
• Meets and greets visitors and tours prospects
• Proactively identifies and pursues publicity opportunities
• Father competitive market analysis data and maintains a detailed competitor comparative analysis (including rates, apartment sizes, services, and amenities)
• Ensure use of YARDI within community is timely and accurate
• Ensures that the building shows a positive first impression
• Ensures model apartments are well appointed, clean, and neat
• Works with the Executive Director to resolve any community presentation issues
• Maintains or grows occupancy to maximum levels
• Coordinates new resident move-in process, including all required paperwork, unit readiness, and resident request
• Meets monthly budget targets, with any variances to be discussed with the Executive Director
• Works collaboratively with department heads to emphasize the team’s role in sales and participation in the community Marketing Action Plan and Sales Action Plan
• Provide Manager on Duty weekend coverage as scheduled

Education/Experience/Licensure/Certification
• Excellent customer service and public relations skills
• Cheerful personality
• Keen desire to serve seniors
• Five years sales/marketing experience with a proven track record
• Effective problem-solving skills
• Creative approach to goals and problems
• Experience working with seniors
• Demonstrates proficiency in:
    o Microsoft Office
    o Talent Review Tool
    o YARDI
• Proven record of identifying and developing professional referral sources
