FUNCTIONS OF THE JOB
ESSENTIAL
The following job functions have been determined to be essential to the position. Management
reserves the right to modify this list and other functions as deemed necessary.
1. Assist in the Planning, development, organization, implementation, evaluation of the
Maintenance Department, its' programs and activities, and coordinate those services and
activities with other related departments. Implement company marketing policies and
procedures, and assure compliance by Executive Director and the Physical Plant Manager.
2. Conduct regular rounds of the Community to check all plant maintenance areas to assure the
quality control and safety, health and welfare of residents, employees and others within the
Community, and correct or report equipment failure or damage to administration immediately
as directed by the Physical Plant Manager.
3. Check air conditioning and heating units, fire alarm and emergency generator system and
document test results as required as directed by the Physical Plant Manager.
4. Check pump station and breaker panels and washers and dryers in laundry room as directed by
the Physical Plant Manager.
5. Make daily repairs to equipment as necessary as directed by the Physical Plant Manager.
6. Check water and boiler temperature, dietary cooking equipment, gas pressure, kitchen hood,
sprinkler system, cooling equipment, public address system, fire extinguishers and alarms, fire
doors, and electrical outlets, etc, as directed by the Physical Plant Manager.
7. Interpret the department's policies and procedures to employees, residents, visitors, government
agencies, etc.
8. Complete forms, reports, evaluations, studies, etc. to assure control of equipment and supplies.

9. Submit accident and incident reports.
10. Inspect storage rooms, workrooms, utility and janitorial closets, etc. for upkeep, supply control
and safety as directed by the Physical Plant Manager.
11. Review and develop a plan of correction for maintenance deficiencies noted during survey
inspections and provide a written copy of that plan to administration as directed by the Physical
Plant Manager .
12. Assist in identifying, evaluation and classifying routine and job related maintenance functions
to ensure that Universal Precautions are carried out within the Community and that they comply
with policy as directed by the Physical Plant Manager.
13. Review departmental complaints and grievances from personnel, residents, visitors, etc. and
make written reports to administration of action to be taken for correction as directed by the
Physical Plant Manager.
14. Serve on related committees to determine guidelines or objectives as directed by the Physical
Plant Manager.
15. Meet with and solicit recommendations for departmental improvement from other department
supervisors in accordance with the Physical Plant Manager.
16. Inventory and request needed supplies to perform assigned tasks as directed by the Physical
Plant Manager.
17. Maintain confidentiality of all resident information and Community business.
18. Recognize and respond to maintenance emergencies and document observations, interventions
and outcomes.
19. Maintain temperature control and good repair of physical plant, both inside and out, including
but not limited to resident call lights, door alarms, plumbing, heating, air conditioning and
other electrical units, nursing and other department equipment such as wheelchairs, etc.,
maintaining humidifiers, buffing and stripping floors, shampooing carpet, change oil in
tractors, snot removal, lawn maintenance, community vehicles, etc.
20. Maintain privacy and confidentiality of records and other information relating to residents,
employees and the Community.
21. Perform assigned tasks in accordance with Community policies and procedures and as
instructed by the Executive Director.

22. Notify supervisor of pending absence or tardiness with the time frame described in the
personnel handbook.
23. Establish and encourage an atmosphere of optimism, warmth and interest in residents' activity
preferences and needs.
24. Assist in driving residents to medical or recreational facilities as directed by the Physical Plant
Manager.
25. Follow established smoking regulations and report violations.
26. Perform other related duties as assigned by the Executive Director and the Physical Plant
Manager
OTHER DUTIES
1. Complete forms, reports, evaluations, studies, charting, etc. that are not considered as essential
functions as directed by the Physical Plant Manager
2. Inventory, identify, purchase and monitor equipment and supplies in accordance with the
Physical Plant Manager.
3. Maintain a reference library of maintenance materials to assist the Physical Plant Manager and
the Maintenance Department in meeting residents' needs and complying with state and federal
regulations.

The following is a list of the principal equipment, materials, machines, tools, etc, used by the employee.
