Job
Summary:
We are
seeking an experienced and hands-on Maintenance Supervisor to oversee
and manage the maintenance operations of our community. This role requires a
skilled technician with strong hands-on experience, particularly in HVAC,
painting, and general repairs. The ideal candidate will have direct experience
performing maintenance tasks, in addition to leadership and problem-solving
skills.
This
role is responsible for supervising the Maintenance Technician, ensuring
timely completion of work orders, coordinating with vendors, management
supplies and budgets, and maintaining compliance with safety and regulatory
standards.

Key
Responsibilities:
- Supervise
and assist the Maintenance Technician to ensure all maintenance requests from staff and residents are completed efficiently and professionally.
- Perform
necessary repairs, including HVAC troubleshooting and repairs, painting,
drywall repairs, minor carpentry, plumbing, and electrical appliance repairs.
- Ensure
apartments are move-in ready by completing repairs, touch-ups, and preventative
maintenance.
- Monitor
and coordinate work performed by outside contractors and establish strong vendor
relationships
- Order
maintenance supplies as needed while managing budgets effectively.
- Ensure
the fire alarm system, emergency lights, and other safety equipment are
properly maintained and pass inspections.
- Participate
in a 24-hour emergency maintenance on-call rotation with the Maintenance
Technician.
Requirements:
- Hands-on
maintenance experience is required. Candidates with only supervisory experience
and no hands-on skills will not be considered.
- Strong
customer service skills and a positive, professional attitude
- Proficiency
in HVAC troubleshooting and repair, painting and drywall repair, plumbing and electrical appliance repair, carpentry and general maintenance
- Experience
in multi-family housing or senior living maintenance is preferred
- Ability
to safely climb ladders and work at heights.
- HVAC
Certification strongly preferred, with at least 2 years of HVAC repair
experience.
- Valid
driver’s license with a clean driving record.
- Acceptable
background check.
- Pre-employment
physical and drug test required.
