Job Summary:

 

The Director of Community Relations is responsible for achieving maximum occupancy and total revenue potential of the community by attracting qualified prospects to the community (particularly those from professional outreach activity) and converting those prospects into residents. 

 

Principal Duties/Responsibilities:

 

  • Gathers competitive market analysis data and maintains a detailed competitor comparative analysis (including rates, apartment sizes, services, and amenities). Produces competitive analysis every six months.
  • Analyzes the strengths and weaknesses of the community compared to competitors and develops appropriate action steps to effectively sell against the competition
  • Collaborates with Senior Operator, Senior DCR and Senior Sales Operator on Marketing Action Plan and Sales Action Plan
  • Identifies primary and secondary markets with appropriate sales strategies and tactics
  • Accurately maintains the community’s advertising commitments within budget
  • Plans and coordinates lead generating events each month. Conducts professional outreach for lead generating purposes
  • Proactively identifies and pursues publicity opportunities
  • Maximizes all occupancy and total revenue opportunities
  • Works with Executive Director and Senior Operator to resolve any community presentation issues
  • Demonstrates experience in sales and marketing 
  • Identifies and develops professional referral sources
  • Schedules and promotes lead-generating events
  • Maintains or grows occupancy to maximum levels
  • Ensures that the building shows a positive first impression. Ensures model suites are well appointed, clean, and neat.
  • Ensures all leads and lead sources are entered and identified in  YARDI.
  • Works collaboratively with department heads to emphasize the team’s role in sales and participation in the community Marketing Action Plan and Sales Action Plan
  • Gathers YARDI reports for analysis and interpretation (to identify solutions)

 

 

Education/Experience/Licensure/Certification:

  • 3-5 years’ experience in sales and marketing, preferably in senior housing. 
  • Previous experience working with the elderly and/or disabled in a paid or volunteer position is highly desirable

 

Required Skills/Abilities:

  • Demonstrates proficiency in using:
    • Microsoft Office
    • Talent Review Tool
    • YARDI
  • Able to identify and develop professional referral sources
  • Able to schedule and promote lead generating events
  • Able to maintain or grow occupancy to maximum levels
